February's housing market in Sarasota and Manatee counties showed more closed sales, more cash sales, and limited inventory when compared to a year ago. Single-family home sales increased by 34.5% in Sarasota County and by 12.8% in Manatee County. As long as there are more buyers than sellers in our market - and right now that imbalance is as high as it's ever been - prices will continue to rise. On the supply side, the combined inventory of both property types in the two counties decreased by 69.2% from this time last year. The single-family home supply fell below one month in February, now sitting at 0.9-months in both counties.

Invoking the 'escalation clause'
When it's clear you are going into a multiple offer situation, adding the 'escalation clause' to your offer might be an option your Realtor will propose. An escalation clause states that the Buyer is willing to outbid any competing offer on the real property by an incremental amount, up to the maximum purchase price offered.
Depending on the offer-review process that the subject property's owner and Realtor have put into place should ultimately determine if this tactic would be advantageous.
Some sellers might specify, for example, that the property is going on the market on Thursday, and that all offers will be reviewed the following Tuesday. The sellers and their Realtor will make a final decision that day. This situation can be ideal for the escalation clause, when a buyer knows it's an all-or-nothing offer.
It is imperative buyers fully understand the escalation clause and the offer process stated before submitting or accepting the clause.
