   Our housing market continues on a hot streak with increasing home prices, bidding wars and surging buyer demand.     Rising home prices and recession memories have convinced some buyers that a bubble will pop and prices will drop. But it's just too much demand and too little supply, nothing indicating a bubble scenario. Today's hot market is based off of one key thing - big demand and little supply - which puts the sector on a sustainably sturdy foundation. Prices are being driven upwards by a combination of factors, including continued low mortgage rates, a pandemic-era construction slowdown, a desire for more space as people work increasingly from home, and a stock market driven increase in money available for down payment. In addition, large corporations are buying up homes to rent them out - and that's only making the market tighter, and decreasing the number of owner-occupied properties available. 
   The bottom line: Housing prices are likely to remain high and rising for a while yet. It's a seller's dream, but no guarantee how long it lasts. If you are ready to sell, this summer could be your best opportunity to take full advantage of these market dynamics. Call me and let's get started!

      The Sarasota and Manatee housing market continues the trend of more home sales and rising prices in April 2021  Buyer's demand and low supply continue to drive up median sales prices in both counties. In Sarasota County, single-family sales increased by 67.7%,  and condo sales increased by 113%.  On the supply side, the combined inventory of both property types in both counties decreased year-over-year by 75.5%. The month's supply of inventory for single-family homes stayed below one month in April, with an 80% decrease to .7 months in Sarasota.  Things are looking good for sellers - they're able to realize far more this year than they were last and can often dictate the terms of the sale. Buyers, on the other hand, are challenged and should be prepared to compete hard for a seller's attention.

     While buying a home is often a stressful process, house hunting during a seller's market is not for the faint of heart.   It's time to get serious about the "must haves" in your home search. This doesn't mean you should compromise on what's most important to you. But the longer your list of requirements, the more it will restrict your search and the chances of buying a house in a limited market.  There's no doubt that the highest bid will generally be of most interest to a seller. But solid offers with few sellers' contingencies or demands may also be noticed and could score the win.  If you add any contingencies, consider shortening the period for them to expire to help convince the sellers that they won't impact the sale of their property.
   When the stress of the home buying process gets you down, keep in mind the old saying - your home is where your heart is. As long as you are with the people that matter to you most, you're at home. Eventually, you'll find a new house if that's what you need and continue making memories.

Nearly 700,000 cubic yards of recycled sand was added to a 1.56-mile stretch of Lido Key, from the public beach in the north to Ted Sperling Park at South Lido.  In addition to the sand placement, which extended the beach by an average of about 300 feet, or the length of a football field, contractor Cottrell Contracting Corporation also built two groins along South Lido that utilize nearly 5,000 tons of armor stone to interrupt or trap the flow of sand.

 After years of planning, fundraising and wrangling, leaders at Marie Selby Botanical Gardens on Thursday celebrated the official groundbreaking for the first phase of the nonprofit's overhaul of its downtown Sarasota campus.  When completed, the new $92 million campus will include a parking structure topped with solar panels, a welcome center, a restaurant, a research library, a laboratory, a greenhouse complex and more.
